Gurugram Real Estate: AIPL Launches Rs 1,500-Crore Ultra-Premium Housing Project on Dwarka Expressway
Gurugram: Real estate developer AIPL has announced the launch of Riviera, an ultra-premium residential project located within its upcoming township AIPL Lake City in Sector 103, Dwarka Expressway, according to an official statement.
The project is registered with Haryana RERA (HRERA 122/2025) and represents the first phase of a larger, multi-stage township development. The company estimates the project will generate revenues of around Rs 1,500 crore.
Project Layout and Design
Spread across 5.14 acres, Riviera comprises two 43-storey towers planned as a low-density gated community. Around 80 per cent of the project area has been earmarked as open space, with landscaped zones and pedestrian-friendly layouts.
The development is part of a broader master plan for AIPL Lake City, which is expected to evolve over multiple phases and include clubhouses, co-working spaces, wellness facilities, sports infrastructure and community-oriented social areas.
Sustainability and Green Features
AIPL said Riviera has received IGBC Platinum pre-certification. The project incorporates climate-responsive architecture and sustainable construction practices, including:
- Use of eco-friendly building materials
- Solar-powered common areas
- LED lighting systems
- EV-charging readiness
- On-site organic waste processing aimed at zero landfill discharge
- Smart water management systems
Residential Configurations
The project offers 3-BHK and 4-BHK apartments, featuring wrap-around decks, cross-ventilated layouts and dedicated utility and storage spaces. The design includes landscaped courtyards, wide pedestrian pathways and recreational areas catering to different age groups.

Commenting on the launch, Saurabh Shankar, President โ Sales and CRM at AIPL, said the project reflects changing homebuyer preferences, with increased focus on wellness, open spaces and liveability rather than just luxury finishes.

Residents will have access to amenities such as:

- Miyawaki forest and walking trails
- Wellness and mindfulness zones
- Event lawns and community pool
- Sports facilities and a pet park
- Themed arrival lobbies and air-conditioned basement lobbies
- Dedicated spaces for children, adults and senior citizens
Consultants and Project Execution
AIPL has engaged a mix of Indian and international consultants for the project.
- Morphogenesis is the design architect
- Aspect Studios (UK) is the landscape consultant
- Blink Design Group (Singapore) is handling clubhouse and lobby interiors
- Studio Lumen (UAE) is responsible for lighting design
Structural design, BIM and sustainability engineering are being managed by Civtech, Sanrachna and AEON, respectively.
Connectivity and Infrastructure
Riviera is connected via the Upper Dwarka Expressway, a 60-metre sector road, and a 30-metre boulevard developed by AIPL. Key locations such as IGI Airport, Yashobhoomi, and the Millennium City Centre Metro Station are within accessible distance.
The developer said it is coordinating with local authorities, including GMDA and MCG, to support neighbourhood infrastructure upgrades such as access roads, green belts and safety-related measures.
AIPLโs Existing Portfolio
The launch adds to AIPLโs residential portfolio, which includes The Peaceful Homes in Gurugram and DreamCity projects in Amritsar, Ludhiana and DreamCity NXT. Future phases of AIPL Lake City are expected to continue the township-based development model integrating housing, infrastructure and open spaces.
